There are many strategies to purchasing investment property and I am here to share a story with you on how I I turned a great deal into a grand slam!! Back in December of 2011 I purchased a property in a nicer area of Cordova. I then lease purchased it to a wonderful family for about a $400 monthly positive cash flow after expenses on a 12 month lease. Once the lease was about up I placed 2 signs in the yard, a For Rent and a For Sale sign. Magically I received a call from an agent with a family wanting to buy to live in. Fast forward, they have recently closed on the property and the projected profit to us when all said and done is about $25k !!! The lesson here is to leverage creative purchase methods and cash it when the market conditions are right. These are techniques that can be used by any investor at any level.
